What should I check before buying a condo?

A plain-English guide to HOA budgets, reserves, rules, and financing.

Many buyers qualify for programs they’ve never heard of, even if they aren’t low income or first-time buyers. See the loan programs worth asking a lender about.

Who I Help

  • Condo buyers: I review HOA budgets, reserves, and rules so you know what you’re really buying. Start with the Condo Buyer’s Guide.
  • Homebuyers: buying a house or townhome? The same numbers-first approach applies to every property type. See how I help buyers.
  • Sellers: pricing, preparation, and a clear estimate of what you’ll net before you list. See how I help sellers.
  • Investors: an honest look at rent, HOA dues, financing, and cash flow before you commit.

How I Work, and Why

With every client, I do three things: I review the HOA’s finances before you commit, I look for loan and down payment programs you may qualify for, and I show you the real numbers (monthly cost, net proceeds, break-even) before any big decision. Here’s why.

My wife and I live in a condo near downtown. When we bought it, we went without an agent to save on the fee, so I understand wanting every dollar to count. We used a low-down-payment loan program and chose a lower-priced unit on purpose so we could afford a shorter-term mortgage. I’m also involved in our HOA’s budgeting, which is where I learned that a low HOA due isn’t always good news.

Now I help buyers and sellers make those same decisions with clear numbers, and I’m upfront about what my help costs.

Found a Condo? Get a Free HOA Check

When you buy a condo, you’re also buying into a small company: the HOA. Let’s see if it’s well run. Found a condo you like? Send me the listing, and within 24 hours I’ll send back the HOA questions worth asking before you make an offer: reserves, special assessments, dues history, and rental rules. There’s no cost and no obligation. See what I look at.

This is a quick look based on the listing and public information, not a legal or financial opinion. A full review happens once you have the HOA’s documents.

What Does It Cost to Work With Me?

If you’re selling

Commission is negotiable, and we agree on it in writing in your listing agreement before anything goes on the market. I’ll also give you an estimate of your net proceeds up front, so you know what you’ll walk away with.

If you’re buying

Buyers now sign a written agreement with their agent before touring homes, and it spells out exactly how the agent is paid. Sellers and builders often agree to cover some or all of it, but not always. I’ll walk you through how it works and we’ll agree on my fee in writing before we start, so there are no surprises.

New Condos Coming to the Valley

After years with very few new for-sale condos, projects are coming back, from Trolley Square and downtown to Holladay Hills and Daybreak. I track them on a map, along with what each one means for buyers.

Areas I Serve

Salt Lake City condos, including Downtown and Sugar House, plus South Salt Lake, Holladay, Millcreek, West Salt Lake, West Valley City, Daybreak, and Park City. I’m happy to help with condos, townhomes, and houses anywhere along the Wasatch Front, in English or Spanish (ver el sitio en español).

Let’s Talk About Your Next Move

Tell me what you’re thinking about, and I’ll help you figure out whether the numbers work. No pressure.
