Salt Lake City Condos: Buying, Selling, and Investing
Condos are one of the most accessible ways to own in Salt Lake City, whether you want a walkable downtown home, a lock-and-leave place near the mountains, or a rental investment. They also come with details a house doesn’t: HOA dues, reserves, rental rules, and financing requirements. That’s where I focus.
Why Buy a Condo in Salt Lake City?
- Lower entry price than most single-family homes in the same neighborhoods.
- Less maintenance: exterior upkeep, landscaping, and snow removal are typically handled by the HOA.
- Location: it’s much easier to live close to retail, work, and city amenities in a condo than in a subdivision. Downtown has the most condo options and retail, but Sugar House and South Salt Lake have their own retail pockets too.
- Investment potential, if the HOA allows rentals and the numbers work.
Neighborhoods
- Downtown Salt Lake City: walkable living near City Creek, Temple Square, restaurants, and TRAX.
- Sugar House: walkable shops, parks, and the S-Line streetcar.
- South Salt Lake: newer condo and townhome communities near everyday retail. When my wife and I toured Central Pointe in South Salt Lake, we were amazed we could live across the street from WinCo, In-N-Out, and many other popular stores.
- West Salt Lake and West Valley City: townhomes and condos minutes from downtown.
- Park City: second homes and ski-area condos, with their own rental rules and HOA considerations.

New Condo Projects
After years of almost no new condo construction, developers are starting to build for-sale condos again. See the new and proposed condo projects I’m tracking across the valley.
What to Check Before You Buy
Every condo is part of a shared financial entity, the HOA, so you’re buying into its budget as much as the unit. Before making an offer, I review the HOA’s budget and reserves, rental restrictions, pending special assessments, and whether the project qualifies for the financing you plan to use. My Condo Buyer’s Guide walks through each item.
Financing a Condo
Condo financing has extra requirements compared with houses. Some loan types require the project itself to be approved, and lenders review the HOA’s finances and owner-occupancy. Estimate your full monthly cost, including HOA dues, with the mortgage calculator, and see loan programs and the Zions Affordable Home Mortgage map.
Selling Your Condo
Condo buyers compare HOA dues, amenities, and building health as closely as the unit itself. I’ll help you gather HOA documents early, price against true condo comparables, and present your HOA’s strengths. Learn more about selling.
