Downtown Salt Lake City Condos
I live in a condo near downtown, so this is my neighborhood. Living here means being close to work and having so much within walking distance: City Creek Center, the Clark Planetarium, Temple Square, restaurants, events, and TRAX. My family loves our building’s courtyard, and walking to the planetarium or City Creek never gets old.
Who Downtown Condos Suit
- Buyers who want walkability and a short commute.
- First-time and budget-conscious buyers for whom a house isn’t realistic yet.
- Investors looking at rentals near employers and the University, if the HOA allows rentals and the numbers work.
- Downsizers who want less maintenance and more amenities.
Small Down Payment? Look at Programs.
My wife and I bought our downtown condo with the Zions Bank Affordable Home Mortgage and a low down payment. We wouldn’t have been able to afford a typical house. We also chose a lower-budget condo so we could afford a shorter-term mortgage, which typically comes with a lower rate. The right program and a disciplined budget can open doors.
Parts of downtown fall within areas eligible for the Zions program. Check a specific address on the Zions eligibility map, and see other loan programs for low-down-payment options.
What I’ve Learned About HOA Dues
A low HOA due isn’t always a good thing. It can signal an underfunded association, which raises the odds of special assessments or sharp dues increases later. In my experience, many communities are underfunded, so I always compare dues against the reserve study and the age of the building.
Building age matters too. Older condo buildings, especially taller ones with elevators and more complex systems, tend to carry the highest fees. Part of what you pay for with a newer condo is less expensive maintenance and a lower due, at least in the early years. See the Condo Buyer’s Guide for what to check.
Buildings on My Radar
I’ve toured many downtown condos. Two of my favorites are Metro Condominiums and Parc at Gateway Condominiums, and The Regent is on my list to tour. Every building has its own dues, rules, and reserve health, so I evaluate each one on its own numbers.
