New Condo Projects in the Salt Lake Valley

For years, almost nothing new for sale was built in Utah’s condo market. Developers shifted to apartments, largely because of construction-defect liability and tougher lending. That’s starting to change, and I’m excited about it. Below are new and proposed for-sale condo projects I’m tracking, along with the policy changes behind the shift.

Project details come from public reports, city filings, and builder information and change often. Many of these projects are still proposals and may change or never be built. I’m not affiliated with these developers; if you’re interested in one, reach out and I’ll help you follow it and evaluate it when units are available. Last updated October 2026.

Why Condos Are Coming Back

  • Defect-liability reform: in 2025, Utah lawmakers passed SB201, which requires owners to give builders written notice and a nine-month window to make repairs before filing a construction-defect lawsuit.
  • Condo construction loans: the Utah Housing Corporation created a Condominium Construction Loan Program in 2025 to finance for-sale condo development. (Building Salt Lake, September 2025)
  • State land for condos: Utah announced a pilot to sell vacant state-owned land, starting with UDOT parcels, at below-market prices for owner-occupied condos. (Building Salt Lake, August 2025)
  • New for-sale developers: The Gardner Group and Urban Alfandre launched Kensington Home Company to build for-sale housing in urban infill locations. (Building Salt Lake, September 2026)

Down Payment Help for New Condos

First-time buyers purchasing a newly built, never-lived-in home for $450,000 or less, including condos and townhomes, may qualify for up to $20,000 from the State of Utah’s First-Time Homebuyer Assistance Program, used with a Utah Housing first mortgage. Funding is very limited, so it’s worth checking early. See Down Payment Help in Utah for this and other programs.

Thinking About Buying New Construction?

New condos come with lower maintenance in the early years, but they have their own questions. I’ve spent my career in accounting and finance at multifamily development companies, so I’ve seen how new projects are budgeted, financed, and priced from the inside. Here’s what I watch for:

  • Where the builder has room. Builders usually protect the list price, but there’s often room on closing costs, upgrades, rate buydowns, or other incentives.
  • The first HOA budget. The developer sets it, often before real operating costs are known. Low starting dues can rise quickly once owners take over, so I look at how the budget and reserves were built.
  • The builder’s contract. It’s written by the builder, with its own deposit, deadline, and default terms. I’ll walk you through what’s different from a standard resale contract.
  • Turnover and warranties. When the HOA is turned over to owners, what the warranty covers, and how Utah’s defect-repair rules apply.
